What smoke leaves behind
Tobacco and smoke are made of gases and tiny particles. The gases ventilate away in time. The particles settle into ceiling tiles, carpet, curtains and the film on every hard surface, and they get pulled into return grilles and duct liner. That film is the source of the smell people notice years after the last cigarette or cigar.
In a commercial building, the problem can come from a prior smoking tenant, a smoke shop, a vape or hookah business, or an outdoor source drawn into an intake. Heat releases residue from the film, which is why a suite can smell stronger when the heat comes on or on a warm afternoon.
A typical order for removal
The order matters because cleaning in the wrong sequence can spread residue back onto finished surfaces.
- Before anything
- Identify the surfaces involved and the air system that serves the space.
- First
- Remove ceiling tiles, carpet, drapes and other porous materials that cannot be cleaned.
- Second
- Clean hard surfaces from the ceiling down, including walls, light fixtures and metal trim.
- Third
- Address the ductwork and return path so recirculating air does not redeposit residue.
- Fourth
- Seal remaining stained surfaces with a suitable primer before paint, if cleaning alone was not enough.
- Last
- Ventilate, then new finishes go in.
Material by material
| Material | Typical outcome | Reason |
|---|---|---|
| Acoustic ceiling tile | Often replaced | Porous; hard to clean without damage |
| Carpet and pad | Often replaced | Holds film deep in the fibers |
| Painted drywall | Cleaned and sealed, sometimes repainted | Film bleeds back through plain paint |
| Metal and glass | Cleaned | Hard surface holds little |
| Duct liner and flexible duct | Cleaned or replaced depending on condition | Absorbs film; damage limits cleaning |
| Insulation above the ceiling | Evaluated individually | Can hold odor but depends on type and condition |
Planning with the lease
When smoke odor is part of a space being leased, ask in writing who will replace tiles, carpet and duct liner, and whether any smell remaining after delivery is the landlord's concern. If the odor appears after move-in from a neighboring unit, document the dates and share them with the property manager so the source can be identified.
Common questions
- Will ozone or fogging remove smoke odor alone?
- These methods work on air and some surfaces, but they do not replace removal of heavily stained porous materials. Treat them as one step, not the whole job.
- Is thirdhand smoke a real concern?
- The residue is real and is the source of lingering odor. For health questions, ask a medical professional.
